Weavers Green is one of the few major deliverable growth sites in Crewe and represents a logical extension to the town. The site sits in a highly accessible location close to key employers and transport links, including Leighton Hospital, Bentley Motors and multiple bus routes. Importantly, it is not located within a designated Green Gap and is not constrained by significant landscape, ecological or heritage assets, making it well suited to accommodate growth in a planned and sustainable way.
This combination of accessibility and limited constraints is a major reason the site is being brought forward. It allows new homes, space for jobs and local services such as shops, healthcare and community facilities to be planned together, with strong connections to employment and everyday services. The site also supports Crewe’s wider growth ambitions by helping to meet long‑term housing and employment needs in a coordinated location, rather than through smaller and more piecemeal development elsewhere.

The layout is being designed to support walking, cycling and public transport, with routes that connect homes to local facilities, workplaces and green spaces. The site’s primary roads will also make provision for the extension of existing bus routes, helping to ensure new development is well integrated with the wider public transport network. The site will be delivered in phases, with infrastructure and green spaces brought forward alongside new development.
Homes at Weavers Green will be designed to a high standard, with a strong focus on energy efficiency and modern living. The plans include a mix of homes in different sizes and tenures, so the community can support a wide range of needs over time.
The aim is to provide homes for families, first time buyers, key workers and older residents, including affordable housing to help local people access good quality homes. This mix is intended to create a balanced and inclusive community, rather than a one-size-fits-all approach.
Homes will be designed to meet the Future Homes Standard and will use low-carbon approaches and technologies where appropriate. This is intended to reduce emissions and help keep household energy costs lower over the long term.

Weavers Green is planned as a complete neighbourhood, not just a housing site. That means new homes will be supported by local facilities, green spaces and safer routes for walking and cycling, helping people feel connected and supported from the start. The plans include a local centre with shops and services, alongside community facilities and a proposed primary school. These elements are intended to support daily life close to home and help create a strong sense of community as the area grows.
Environmental responsibility is central to the proposals. The plans include riverside parkland along the River Weaver, green corridors, habitat improvements and extensive landscaping. Wherever possible, existing features like hedgerows, woodland belts and ponds will be retained and enhanced. Sustainable drainage systems will help manage surface water responsibly and reduce flood risk, with ponds, wetlands and other water-sensitive design features built into the landscape. The development will also deliver a minimum of 10% biodiversity net gain with new planting and habitat creation.
Weavers Green will support Crewe’s role as a regional economic hub by bringing forward employment space alongside new homes. The proposals include up to 65,500 sq. ft of employment space, with the potential to support sectors such as healthcare, advanced manufacturing, research, logistics and retail.
Cheshire Fresh Ltd is preparing an outline planning application for a major mixed-use development at Weavers Green. This consultation is an important part of shaping the final plans before they are submitted.
The proposals are currently being developed with technical work and assessments underway. We are also engaging with stakeholders to understand local priorities and ensure the plans respond to community feedback.

Weavers Green is being planned with local facilities included within the development, alongside links to existing services in and around Crewe. As the plans develop, we will continue discussions with relevant bodies to understand local capacity and the support required. The aim is to ensure growth is planned properly, with infrastructure delivered alongside new homes rather than left to catch up later.
The proposals include a new primary school to support growing families and help meet education needs locally. Discussions will continue with Cheshire East Council and relevant education partners as the plans progress, including around timing and delivery.
The site is located close to Leighton Hospital, one of Crewe’s major employers and a key part of the area’s healthcare provision. The intention is for Weavers Green to provide homes that can support key workers and other local employees, with good connections to healthcare facilities. As the plans develop, we will continue to engage with stakeholders to understand any mitigation that may be required.
The proposals include a 45,000 sq. ft local centre intended to provide shops and services for residents, so more daily needs can be met close to home. The wider mix of homes and employment space will also help support the local economy by increasing spending power and creating new opportunities for existing and future businesses.
There will be two points of access to Weavers Green from Middlewich Road, including from the roundabout, providing a clear and suitable point of entry to the site. The plans focus on making it easy to move around without relying on the car. Walking and cycling routes are planned throughout the site, linking homes with local facilities, jobs, schools, green spaces and routes towards Crewe Town Centre. Public transport access is also an important part of the proposals, with a public transport corridor provided to ensure all homes are within a five-minute walk of a bus route. The site also sits close to existing main roads. A Transport Assessment and Travel Plan will be submitted as part of the planning application. This will look at traffic levels, access arrangements and any improvements needed to ensure the development works well for both new and existing communities.
Sustainable drainage systems are a core part of the proposals. Features such as ponds, wetlands and flood attenuation areas are expected to manage surface water responsibly and reduce flood risk, while also providing environmental and landscape benefits. A Flood Risk Assessment and drainage work will support the planning application.
The proposals include extensive green infrastructure, including riverside parkland, green corridors and habitat creation. Existing landscape features will be retained and enhanced wherever possible, supported by new planting and ecological improvements that contribute to biodiversity net gain.
Weavers Green is being developed as a landscape-led masterplan, with open spaces, parkland and green corridors integrated from the outset. The River Weaver corridor will form a defining feature of the scheme, creating accessible routes and attractive green spaces that support recreation and wellbeing. The proposals will also deliver a new cycle and pedestrian route linking the hospital to the riverside, improving access for local residents as well as patients and visitors to the hospital.
If planning permission is granted, construction will be carefully managed to minimise disruption. The project team will keep clear contact channels open so residents can ask questions and raise issues easily.
The consultation window for the consultation has now closed. All feedback received will be reviewed and summarised in a Consultation Statement, which will be submitted with the planning application to Cheshire East Council.
